James Island is mostly 1950s to 1970s ranches and brick two-storeys on big lots, with a lot of marsh-front homes along the Stono, Charleston Harbor and the creeks behind Riverland Terrace, Harbor View and Stiles Point. Bayview Farms and Clearview are newer. Folly Beach is raised beach houses on pilings, a block or two from salt spray. We work on all of it.

Docks are a big part of this island. Marsh-front homes usually have a long walkway out to the pierhead, and we light the walkway, the deck perimeter, piling caps and a covered slip on the same app as the roofline. Where the power comes from and how far out the dock runs are the two things that drive a dock quote, so we look at those first.

On Folly the salt air is the question we get asked most. The channel is aluminum, so it does not rust, and the run is sealed. A raised house on pilings takes a taller ladder and a longer day, and that is built into the quote.
